fa تدوین مدل مفهومی تغییرات کالبدی محلات و رضایت ساکنان-مورد پژوهی: محله‌ی جماران در تهران Developing a conceptual model of physical changes in neighborhoods and residents' satisfaction- Case Study: Jamaran Neighborhood in Tehran شهرسازی-برنامه ریزی شهری پژوهشي-مورد پژوهی Research در روند توسعه‌ی شهری و گسترش مرز کالبدی شهرها، بافت‌های شهری دچار تغییر و دگرگونی می‌شوند، تغییرات کالبدی در انواع بافت‌های شهری، بر تغییرات دیگری چون تغییر بافت اجتماعی، تغییرات فرهنگی و اقتصادی تأثیر دارد. در پژوهش حاضر، رابطه‌ی میان تغییرات کالبدی ایجاد شده در یک محله با سابقه‌ی روستایی و رضایت‌مندی ساکنین مورد بررسی قرار گرفته است. استراتژی اصلی  پژوهش، کیفی است و در بررسی نمونه‌ در ابتدا تحلیل اسناد شامل طرح‌ها و مصوبات مربوط به محدوده به‌صورت تحلیل محتوای کیفی انجام شده و همچنین مبتنی بر تحلیل فضایی و تحلیل –نقشه،‌ میزان تغییرات کالبدی در محله در بازه‌ی ملاک عمل تغییرات، انجام شده است. همچنین دیدگاه ساکنین در قالب تحلیل مصاحبه‌های نیمه‌ساختاریافته با 21 نفر از ساکنین و کسبه‌ی قدیمی ساکن محدوده به‌دست آمده و برای تحلیل داده‌های مصاحبه به شیوهی تحلیل محتوای کیفی با بهره‌گیری از نرم‌افزار مکس‌کیودا، صوت مصاحبه‌ها به‌صورت متنی پیاده‌سازی شده و از طریق کدگذاری آنها، مقوله‌ها و زیرمقوله‌ها استخراج شده‌اند. براساس یافته‌ها، 4 مقوله‌ی اصلی شناسایی شد که در مقوله‌ی عاملین و ضابطین کنترلکننده و افزاینده‌ی تغییرات، تأثیر ضوابط محدودکننده و تغییرات کالبدی نسبتاً مورد توجه پاسخ‌دهندگان بوده است که منجر به تخریب 40% باغات و خانه‌باغ‌ها طی سال‌های 1381 تا 1401 شده است. در مقوله‌ی عاملیت درونی تغییر، بسیاری از تغییرات کالبدی با عاملیت ساکنین به‌واسطه‌ی مهاجرت یا مسائل مالکیتی همچون ارث و میراث و بخشی دیگر توسط شهرداری و مصوباتی همچون مصوبه‌ی برج باغ صورت گرفته است. همچنین در زمینه‌ی شدت تغییر و عدم انطباق با آن، اجتناب‌‌ناپذیری تغییرات و سرعت بالای آن مورد توجه قرار گرفته است. همچنین گسستگی ارتباط با بوم طبیعی و اجتماعی به‌عنوان یکی دیگر از مقوله‌ها شناسایی شده که یکی از پیامد‌های ناشی از تغییرات کالبدی بوده و بر نارضایتی ساکنین از تغییرات مؤثر بوده است. نتایج پژوهش حاضر نشان داد که وجود بهره‌وری‌های اقتصادی برای ساکنین، بر افزایش تغییرات کالبدی محله بهصورت مستقیم و غیرمستقیم تأثیر داشته است. دهمچنین بهنظر می‌رسد که پیشرفت‌های صنعت ساخت‌وساز و عواملی همچون انباشت سرمایه در یک محدوده، سبب افزایش سرعت و شدت تغییرات و دگرگونی‌های گسترده شده که همین امر  سبب شده است که فرآیند انتقال در بازه‌ی زمانی کوتاه‌تری برای ساکنین اتفاق بی‌افتد.   Introduction: In the process of urban development and expansion of their physical boundaries, urban fabrics undergo changes and transformations. Physical changes in diverse urban fabrics encompass other changes, such as changes in the social fabric, cultural transformation, and economic changes. This study examines the impact of physical changes with an emphasis on assessing the satisfaction of residents in a sample of neighborhoods with a rural background—specifically, the Jamaran neighborhood in Tehran. Methodology: The research method is qualitative, and in examining the case study, the initial step involved a qualitative analysis of documents, including plans and regulation related to the area, as well as an analysis of the research unit which is map to assess the extent of physical changes. Additionally, the perspectives of the residents have been obtained through the analysis of semi-structured interviews with 21 residents and long-time shopkeepers living in the area. In order to analyze the interview data,a qualitative content analysis approach was used. The data were coded, and categories and subcategories were extracted. Results:  Based on the findings, four main categories were identified, which in the category of controlling and enhancing agents of changes refer to the impact of restrictive regulations and relatively extensive physical changes that have led to the destruction of 40% of gardens and garden houses.  In the category of internal agency of change, many physical changes were driven by residents due to migration or ownership issues such as inheritance, while others were initiated by the municipality through regulations like the garden tower policy. Additionally, regarding the intensity of change and its lack of adaptation, the inevitability of changes and their rapid pace can be noted. furthermore the disconnection between the natural and social environment relations was identified as another category, which is a consequence of physical changes and has contributed to residents' dissatisfaction with these changes. Conclusion: The results of this study indicate that the presence of economic benefits for residents leads to an increase in their direct and indirect impact on the spatial transformations of their neighborhood. Additionally, it seems that advancements in the construction industry, along with factors such as capital accumulation in a given area, have contributed to the acceleration and intensification of changes and widespread transformations. This has resulted in a shorter time frame for the process of transition to occur for residents.
