Investigation of housing preferences criteria in three scales of apartment, building, and neighborhood (Case study: Mashhad city). Haft Hesar J Environ Stud. 2018; 6 (23) :19-30

Different preferences of people related to the selection of favorite home are affected by type of needs and amount of supplement of them in their desired home. Now, if the environment of a house is organized that can be supply some of the needs of its inhabitants, they feel satisfied and their intentions are increased for staying in it. While on the contrary, if the person is not satisfied with the environment in which he/she resides eventually it leads to leaving that place. So it seems that, there is a mutual relationship between the type of residential preferences of individuals and their degree of satisfaction with their living environment. It means, by knowing the factors that can increase satisfaction of a residential environment one can find things that affected on people selection to choose a place to live in. On the one hand, because the dominant pattern of living in contemporary cities in our country is the apartment pattern and on the other hand, because the place of residence of a human is not limited to the framework home in which it resides. Therefore, in this research, the analysis of preferences of individuals in the three scales of home, building and neighborhood was studied. On the other hand, given that tenants, due to their livelihood, constantly face the issue of choosing housing and preferring one to another, therefore, these individuals were selected as the target community in this research. Research spatial domain, is the city of Mashhad and the statistical population of the study was estimated 384 people that they were randomly selected from residents of all neighborhoods of the city. Data was collected through a questionnaire consisting of open and closed questions. Then data were analyzed by SPSS Software. In data analysis, F-test and Freedman test were used. The obtained results indicated that, in the three investigated scales the residential preferences of the people are as follows: Choosing the neighborhood in the first priority, selecting the home and its characteristics in the second priority, and finally selecting the building in the third priority. Moreover, among the indicators related to the above levels, indicator of spatial characteristics in relation to home, Security indicator in relation to building, city accessibility and position indicator in scale neighborhood are at the highest level of importance in ranking the preferences of individuals relative to their different scale of residence.
