The rapid urbanization has turned the development of new cities into a fundamental challenge. In this regard, efficient land use and promotion of sustainable practices to ensure residents' well-being and environmental conservation are essential. One effective approach in this context is the integration of various land uses in cities, creating dynamic and flexible urban spaces. The main objective of this article is to investigate the impact of mixed land use on achieving urban sustainability in social, economic, environmental, and managerial domains. The study is conducted within the scope of the new city of Parand. The research employs a quantitative method and structural equation modeling using the AMOS software. The tool utilized is a citizen questionnaire, with a study sample consisting of 400 residents of Parand. The results indicate that mixed land use significantly affects urban sustainable development, with its effects mediated through access to transportation and services, particularly in the areas of environmental sustainability, management, economy, and social aspects. Overall, the examined model efficiently elucidates the interrelationships among various factors. This information can be valuable in urban decision-making and planning to enhance urban sustainability, playing a fundamental role in improving the quality of life for citizens. Attention to land use mixing, especially in new city areas, can lead towards sustainable urban development.
