In recent decades, the effects of modern urbanization on the needs of citizens, the structure of urbanization and finally the urban space can be clearly seen. Humanity led to the creation of retail centers and shops in order to meet their needs, especially in cities. In recent decades, with the creation and expansion of commercial uses, it has emerged as an effective factor in shaping cities. In Iran, shopping centers were formed in the 1970s, and after that, in the 1990s, a new generation of shopping centers called megamalls appeared, which not only had an impact on the uses and economy of their surrounding area, but also they led to a change in the traffic situation of the neighborhoods around them.
The purpose of this research is to investigate the impact of large-scale commercial complexes on the use and access system of the surrounding area, which Qazvin Trade Tower has been analyzed and investigated as a case study. The research method is semi-experimental and through document and field information collection.
Also, research criteria and indicators have been compiled in a library based on authentic books and articles. The research index has been classified in four social-cultural, economic, environmental and physical dimensions and analyzed in SPSS software using T-test (T-test)-Friedman (importance and prioritization method).The results of the research show that the index that had the most impact on the surrounding neighborhoods was the environmental-comfort index (impact on the traffic situation of the surrounding neighborhoods) and the index that had the least impact on the surrounding neighborhoods was the economic-efficiency index (impact on the employment of the residents of the around neighborhood. Also, the most negative impact that this complex has had on its surrounding neighborhoods is in the environmental-health index (impact on noise pollution in the surrounding neighborhoods) and the most positive impact it has had on the surrounding neighborhoods is in the physical-compatibility index (impact on the importance of Mir Emad-Naderi Boulevards and Adl).
In fact, this research provided a basis for identifying these effects and consequences, and finally, to reduce the negative effects and increase and strengthen the positive effects, suggestions have been presented in four socio-cultural, economic, environmental and physical sectors.
